No. The lease language, exclusions, caps, base-year or expense-stop provisions, and local law control recoverability. Capital expenditures are not automatically fully recoverable, and some expenses may be excluded or amortized only if the lease permits it.
An assignment generally transfers the entire remaining leasehold interest, while a sublease transfers less than the entire interest and leaves the original tenant with a reversion. The original tenant may remain liable after an assignment unless expressly released.
